As the head of Progressive Future Group, he oversees every stage of residential development in Texas, from site selection to final project completion. His professional expertise is grounded in an economics education and extensive experience in management. In this interview, Gevorg shares his vision of modern leadership, explaining why real estate development builds character, which qualities lead to success, and why effective management determines the future of the economy.
Gevorg, you lead a company specializing in residential real estate. What was the starting point for creating your own business?
For me, real estate is an opportunity to create a comfortable environment for people to live in while simultaneously contributing to the economic development of a region. When I founded Progressive Future Group, my goal was to build a company capable of responding to modern challenges and evolving market needs.
People only see the beautiful final result of a project, without realizing how many processes are involved behind it. What does your work as a leader actually involve?
A leader’s work begins long before construction equipment arrives on site. It is necessary to evaluate the property, conduct financial analysis, arrange financing, navigate the permitting process, build a team of specialists, and establish effective cooperation with architects, engineers, contractors, government agencies, and investors.
After that comes the continuous monitoring of deadlines, budgets, quality, and emerging risks. Essentially, the leader is responsible for the entire life cycle of the project.
How important is an economics education for working in real estate development?
Absolutely, economic literacy is an essential foundation for making well-informed management decisions. In the construction industry, every project requires a comprehensive approach, beginning with an in-depth analysis of market conditions and risk assessment and extending to detailed financial modeling.
A professional education in economics develops strategic thinking and enables a person to evaluate not only immediate financial gains but also the long-term efficiency and sustainability of investments.
You make decisions independently on projects worth hundreds of thousands of dollars. What helps you remain confident under such a high level of responsibility?
Confidence comes with experience. Every decision should be based on the analysis of available information, financial calculations, and an understanding of possible scenarios.
In business, it is impossible to eliminate risks completely, but it is possible to learn how to manage them professionally. (smiles)
Since we have touched on the subject of experience… Gevorg, was there ever a moment in your career when a project was at risk and you had to make an unconventional decision?
Of course. In one of our projects, we faced a situation in which market conditions changed significantly after preparations for construction had already begun. The cost of certain construction materials increased much faster than anticipated, and the original financial model was no longer relevant.
At that point, we could either continue according to the original plan and face serious financial risks, or stop and completely reassess our next steps.
I chose the second option. Together with the team, we conducted another budget analysis, revised the project timeline, held additional negotiations with suppliers and contractors, and identified several alternative solutions that allowed us to maintain construction quality without exceeding economically justified costs.
This experience once again confirmed a simple truth for me: a strong leader must be able to adapt quickly to changing circumstances and make well-balanced decisions without undermining the trust of the team and partners. In real estate development, the willingness to take responsibility often determines the success of a project.
Which leadership qualities do you consider the most important?
First and foremost, responsibility, as I mentioned earlier. A leader is responsible not only for the final result but also for the people working on the project.
The second quality is the ability to make decisions in conditions of uncertainty. And the third is the ability to bring specialists from different fields together around a common goal.
This kind of teamwork makes it possible to successfully implement complex projects.
Why did you become interested in public administration after building a successful career in business?
Working in real estate development, I deal every day with issues related to urban development, infrastructure, permitting procedures, and cooperation with municipal authorities.
Over time, I realized that many of these issues can be addressed through the development of effective public institutions. That is why I continued my education in Public Administration.
What role do you personally play in the implementation of your projects?
I feel more comfortable when I am involved in all of the company’s internal processes. I participate in analyzing the investment potential of land, financial planning, negotiations, contractor selection, monitoring project timelines, and making strategic management decisions.
This involvement is necessary for me to maintain a comprehensive understanding of what is happening and, in the event of unforeseen circumstances, to make a quick and well-informed decision.
What problems do you believe are currently the most relevant to the residential construction industry?
For the cities of the future to thrive, it is necessary to find a balance between comfort, housing affordability, and technological progress.
Technology alone, however, is not enough. Businesses need clear and predictable rules, productive dialogue with government authorities, and a clear long-term vision for urban development.
These factors determine how comfortable, sustainable, and economically successful life in cities will be.
What goals have you set for yourself for the coming years?
I intend to continue developing residential real estate projects, strengthen my management competencies, and use the practical experience I have accumulated to contribute to the field of public administration.
