Selling Houses Isn’t the Real Job: The Leadership Skills REALTORS® Need Now

Ask someone what a REALTOR® does and the obvious answer is that they help people buy and sell homes.

Deborah Stellingwerff, business and leadership coach and former award-winning REALTOR®, thinks that description misses the most consequential part of the job.

A real estate transaction can involve one of the largest financial commitments a person will ever make, often accompanied by uncertainty, competing priorities and considerable emotion. Clients may arrive with plenty of information. What they often need is someone capable of helping them understand what matters, evaluate their options and make decisions they can stand behind.

That makes real estate, in Stellingwerff’s view, a leadership profession.

Information Is No Longer the Scarce Resource

Consumers have access to more real estate information than previous generations could have imagined. Listings, neighborhood data, market commentary, mortgage calculators and property histories can be found within minutes. Artificial intelligence has added another layer, giving people new ways to research questions and organize information.

Stellingwerff does not see those tools as replacements for a skilled REALTOR®. She sees them as raising the standard for what a professional must bring to the relationship.

Information alone cannot decide which tradeoffs a family should make. Nor can it replace the judgment, context and human understanding required to recognize what may be behind a client’s hesitation or how much uncertainty that person is comfortable carrying.

That is where human leadership becomes more valuable.

An excellent REALTOR® helps clients interpret information in context. They ask better questions, communicate clearly, remain steady when emotions rise and help people move from uncertainty toward a decision.

The Client Needs More Than an Expert

Expertise remains essential, but Stellingwerff believes expertise and leadership are different things.

Her perspective is informed by years spent studying and teaching how people communicate and behave. Stellingwerff holds a master’s degree in English with a focus on rhetoric and brings more than 20 years of experience as an educator in communication and human behaviour. That background has given her a particular lens on the conversations that shape important decisions, including what is said, what remains unspoken and how people respond when the stakes are high.

A professional can know the market exceptionally well and still struggle to guide a difficult conversation. Leadership requires listening, judgment and the confidence to tell clients what they need to consider, even when the conversation is uncomfortable.

It also requires resisting the temptation to make the decision for them.

The REALTOR® is there to create clarity around the decision, not to impose an outcome. That distinction becomes especially important when clients are navigating competing financial and personal priorities.

For Stellingwerff, this reflects a broader belief about business: leadership creates alignment, and alignment creates prosperity. The principle applies to how professionals run their companies, but it also shapes how they serve the people who trust them.

Better Leadership Creates Better Service

Through Aligned and Prosperous Coaching Inc., Stellingwerff works with real estate and service-based sales professionals to strengthen their leadership, communication and business strategy so they can create more opportunities, build greater trust and guide clients through important decisions. 

Her annual Master Plan business planning event, returning for its seventh year on November 6, reflects that broader approach. Rather than focusing only on production goals, Stellingwerff encourages REALTORS® to consider how they will create opportunities, strengthen their skills and better lead the clients they serve.

For Stellingwerff, the larger goal is helping professionals become the leaders their businesses and their clients need.

As information becomes easier to access, a REALTOR®’s value will depend less on knowing something a client cannot find online and more on judgment, communication, perspective and the ability to lead someone through complexity without taking away that person’s agency.

Selling houses is part of the profession.

Helping people make some of the biggest decisions of their lives is the deeper responsibility.
