When Hans Seelinger walked away from his prestigious role as General Manager of PUMA in Venezuela, he had no safety net—just a burning conviction that life had more to offer. Today, as co-founder of UW2WIN, LLC, Seelinger has built a $50 million real estate portfolio and a thriving educational platform teaching others to do the same. His journey, marked by hardship, resilience, and faith, is a testament to what’s possible when determination meets purpose.
From Crisis to Clarity
Born and raised in Venezuela, Seelinger’s early career followed a classic corporate arc—until the country’s economy collapsed, wiping out his income. A violent kidnapping incident forced him and his wife to flee to the United States, where he struggled to find footing.
“At one point, I was delivering balloons for my wife’s business and living off $10 tips,” he recalls. “I felt like the biggest failure.”
Then came his “aha” moment. The condos he had bought during better times were quietly generating rental income—what he dubbed “magical monthly income.” That realization sparked a relentless quest to build cash-flowing assets that could withstand any storm.
Betting on Himself
With no money, no network, and no experience, Seelinger immersed himself in self-education—devouring books like Rich Dad Poor Dad, learning from mentors such as Jim Rohn and Tony Robbins, and leaning into the advice of his pastor: “Serve many.”
One night, he felt what he describes as divine guidance: become a multifamily real estate investor. Despite initial doubts, he dove in—learning how to acquire apartment buildings using other people’s money. In 2021, he closed his first 12-unit building in a joint venture with family. Soon after, he landed a 100-unit, $7.2 million deal. Since then, he’s closed roughly $50 million in multifamily properties.
As word spread, others sought his guidance. What began as informal coaching became Underwriting 2 Win (UW2WIN)—a fast-growing community he co-founded alongside his business partner to teach aspiring investors how to analyze deals, build business plans, and raise capital to purchase large properties.
“Our mission is simple,” Seelinger explains. “We teach new investors how to buy multifamily properties using their brains, not just their bank accounts.”
Overcoming the Odds
Seelinger’s path wasn’t without hurdles. Language barriers, impostor syndrome, and a lack of capital could have derailed him. Instead, he embraced radical transparency.
“The worst advice is ‘fake it till you make it,’” he says. “Honesty works better. Admit you’re new—people will help you grow.”
Networking proved crucial. With no wealthy contacts, he attended industry events, introduced himself to everyone, and followed up relentlessly. Over time, this persistence built a powerful investor network.
And through countless rejections, he remained relentless: “Success belongs only to those who refuse to quit.”
The Power of Pivotal Decisions
Several defining choices transformed his trajectory. Leaving PUMA forced him to think beyond a paycheck. Moving to the U.S. revealed the power of passive income. Most importantly, investing in coaching accelerated his success.
“The moment you commit to growth, doors open,” he says. “Your network is your net worth.”
Building Balance While Building Wealth
Despite his fast-paced career, Seelinger fiercely protects his personal time. He time-blocks his schedule, reserves weekends for family, and views vacations as investments in memories. Playing guitar helps him decompress, while faith keeps him grounded.
“Balance isn’t about doing less—it’s about making sure what matters most always comes first,” he notes.
Looking Ahead
Seelinger’s vision is ambitious yet simple: empower as many people as possible to achieve financial freedom. He and his business partner aim to make it easier for everyday individuals to invest passively in large multifamily deals while also training the next generation of real estate entrepreneurs.
“Don’t give up,” he urges aspiring business owners. “You don’t need experience or money—just take action and keep going until you succeed.”
